Description
Name of the privatization object: property complex of the former state-owned enterprise “Lviv liquer & vodka distillery”.
Location: 2 Korduba St., Lviv city, Lviv Oblast, 79000 Ukraine.
The single property complex of the former state-owned enterprise “Lviv liquer & vodka distillery” was leased to the Private Joint-Stock Company “Lvov liquer & vodka distillery” (USREOU code 30822837) in accordance with lease agreement No. 2 dated March 31, 2000 (as amended).
The main type of activity that PJSC “Lvov liquer & vodka distillery” carries out using the former state-owned enterprise “Lviv liquer & vodka distillery” leased from the State is distillation, rectification and mixing of alcoholic beverages, as well as the production of spices, wholesale trade of beverages.
Information about the object (real estate): the object includes 33 registered units of real estate and infrastructure (production building, workshops, warehouses, auxiliary buildings and structures, railway tracks, depot, etc.) with a total area of 21,101.3 sq. m, located at the following address: 2 Korduba St., Lviv city.
6 units of real estate with a total area of 2,224.5 sq. m are part of the cultural heritage site. The cultural heritage site “Production and warehouse complex of the Lviv Distillery, 1931“ (protection agreement No. 66-AA-25 dated August 21, 2025) is included in the State Register of Real Estate Monuments of Ukraine of Local Significance, no. 7606-Lv (order of the Ministry of Culture and Strategic Communications of Ukraine No. 466 dated June 06, 2025) and is not included in the List of Cultural Heritage Monuments Not Subject to Privatization, approved by the Law of Ukraine No. 574-VI dated September 23, 2008 “On the List of Cultural Heritage Monuments Not Subject to Privatization” (as amended).
The real estate objects as a whole constitute a complex of buildings and structures that can be used to ensure the full cycle of the production process in the food industry with good logistical connections.

The land plot on which the Privatization Object is located is not the subject of purchase and sale. The buyer decides the issue of land use independently in the manner established by current legislation, after the transfer of ownership of the Privatization Object to the buyer.
There are real estate objects on the land plot that belong to other owners.
Vehicle information: 18 units of motor vehicles (special equipment) manufactured in 1985 – 1997 (mainly electric and forklifts, diesel locomotive).
Information about assets (movable property) that are part of the privatization object: 392 units (gas station and gasoline tanks, pipe, gas and water pipelines, sewage, machine tools, supply lines, vats, etc.) (for more details see the appendix to the information notification).
There are no assets on the company’s balance sheet that are not subject to privatization.
Volumes of emissions and discharges of pollutants (according to the information of the Tenant – PJSC “Lvov liquer & vodka distillery”, which carries out economic and financial activities using the assets of the property complex of the former state-owned enterprise “Lviv liquer & vodka distillery”):
1. Pollutants and greenhouse gases emitted into the atmosphere:
For 2024 (according to form No. 2-TP (air) annual) total pollutants and greenhouse gases emitted into the atmosphere by the enterprise – 1.829 tons.
2. Waste generation:
Waste generation for 2024 (according to form No. 1-waste (annual), in total for the enterprise – 43.115 tons, including:
- 1 Hazard class – 0.006 tons.
- 2 Hazard class – 0.200 tons.
- 3 Hazard class – none.
- 4 Hazard class – 42.909 tons.
All waste transferred for disposal.
3. Environmental payments:
According to form No. 1 – environmental costs (annual) actually paid:
For 2024 – UAH 353.2 thousand, of which:
- Wastewater disposal and treatment – UAH 342.1 thousand;
- Waste management – UAH 11.1 thousand.
Privatization conditions:
The buyer of the property complex of the former state-owned enterprise “Lviv liquer & vodka distillery” is obliged, within 10 calendar days from the moment of transfer of ownership of the privatization object, to ensure reimbursement of the costs of the Regional Department of the State Property Fund of Ukraine in Lviv, Zakarpattia and Volyn Oblasts for the assessment of the property complex of the former state-owned enterprise “Lviv liquer & vodka distillery” in the amount of UAH 82,400.00 (eighty-two thousand four hundred hryvnias).
Time and place of the object inspection: on weekdays from 8:00 to 17:00, on Fridays from 8:00 to 16:00 at its location at the address: 2 Korduba St., Lviv city, Lviv Oblast.
