Name of the privatization object: property complex of a structural subdivision of SOE “Saratsky Wine Factory”.

Location: 45 Molodizhna St., Bayramcha village (former name: Mykolaivka-Novorosiiska village), Bilhorod-Dnistrovskyi Rayon, Odesa Oblast, 68244, Ukraine.

The single property complex of the structural subdivision of the state-owned enterprise “Saratsky Wine Factory” was leased to Dorinvest LLC (USREOU code 30766723) under a lease agreement dated June 18, 2002 (as amended), which carries out financial and economic activities using the assets of the privatization object and property privately owned by Dorinvest LLC on lease terms.

Number of employees of the tenant as of 30.09.2025: 12 persons.

The main activity of the lessee: the production of grape wines (NACE class 11.02).

The volume of sales of the lessee’s products (works, services) for the period of 2022 – Q3 2025: UAH 180,961,000.

The main nomenclature of the lessee’s products:

• wine materials for cognac;
• processed wine materials for table wine;

including export: processed wine materials for table wine.

Dorinvest LLC does not emit or discharge pollutants into the environment and does not generate waste (except for household waste, which is taken to a rural landfill), therefore there are no environmental fees or payments.

The value of the single property complex of the structural subdivision of the state-owned enterprise “Saratsky Wine Factory”, determined in accordance with the Property Valuation Methodology approved by Resolution of the Cabinet of Ministers of Ukraine No. 1891 dated December 10, 2003 (as amended) by conducting an independent assessment as of September 30, 2025, is UAH 10,168,586.43 (ten million one hundred sixty-eight thousand five hundred eighty-six hryvnias 43 kopecks) excluding VAT.

Privatization conditions: within 10 calendar days from the date of transfer of ownership of the privatization object, the buyer is obliged to reimburse the Regional Branch Office of the State Property Fund of Ukraine in Odesa and Mykolaiv Oblasts for the costs of evaluating the privatization object in the amount of UAH 104,900.00 (one hundred and four thousand nine hundred hryvnias 00 kopecks), excluding VAT.
